No we are not, but we do have 17 acres of land to roam around in (orchard, gardens, play fields and woods), and we are home to two goats, quite a few hens, ducks, horses, and (most months of the year) a few pigs.

Sorry, pets are not allowed at Mazzard Farm. For pet owners who want their pet nearby, we would happily advice on local kennels, and there is a local dog sitter too.

We are very happy to inform you that Mazzard Farm is 100% smoke-free. This obviously includes all areas inside, but also our grounds outside, such as the orchard, courtyard, play facilities and woods. This also includes Vaping! Any smokers can use the lane leading up to the farm, providing they properly discard of any buts.

Yes, we offer free WiFi. Most cottages can pick up the signal in the cottage itself, but this depends a little bit on your equipment. As we sadly rely on two separate old fashioned rural phone connections (both usually producing around 9MB), we sometimes find that iPads and iPhones for example can struggle. To be able to keep WiFi free for our guests, and a good signal available to all, we do ask you to use it reasonably, i.e. refrain from online-gaming, streaming, or other high bandwith usage.

In second half of July and whole of August, all of our cottages are bookable by the week only, with Friday being the change-over day. In April - June and September - October we have Mondays and Fridays as our change over days, although we can sometimes be flexible on this, subject to availability. In the remaining 5 months we are usually very flexible, with stays possible from 2 nights. Check-out / check-in times are 9.30 / 16.00

Yes we do. We have a 7kWh charger for guest use.

There is a convenience stpre in Ottery St. Mary (1 mile away), which is open from 7am – 10pm, 7 days a week, and offers a good selection of groceries. Sainsbury’s closes 9pm (4pm on Sundays).

Sure, just make sure any delivery is scheduled for after 4pm on day of arrival, allowing our cleaners to do their jobs. And check out the local delivery services listed on our website. Please inform us if you do expect a delivery

No, rest assured, all cottages have central heating too. Medlar and Pippin cottages even have underfloor heating downstairs!

All bed linen and towels are provided, and included in your fee. If you stay more than a week, we provide new ones half way through. Please note: we do not provide cot linen, apart from base sheet.

Each cottage contains all soaps, cleaning detergents and products, as well as kitchen roll and toilet paper. Salt and Pepper are also provided. We also provide a small starter set of coffees, teas, hot chocolate and milk, so you can have drink when you arrive, even if you still need to get groceries

No, none. We even provide baby and children equipment – if you require these – free of charge, have free WiFi and a good selection of freely available books, CD’s and DVD’s for you to use during your stay. Our laundry room offers full laundry facilities, again, free of charge. All power and heating are included in our tariff.

Bramley, Medlar and Pippin cottage have their own dedicated outside space (but not enclosed!), as well as outdoor furniture. Russet, Quarenden and Damson can make use of any of the public seating areas, of which there are about 5 at the moment, spread over the courtyard, orchard and play areas.

Our drinking water comes from our private borehole, and is fully treated to required standards. It is totally safe, tested annually by our local authority, and tastes fantastic.

None of the cottages have a bedroom on ground floor level. Medlar and Pippin have their bathrooms and toilets on ground floor level. All other cottages have their facilities on the first floor.

We believe we offer a great place to stay for anyone, regardless of age. We do offer great facilities for children, but Mazzard Farm is a very tranquil place, with a lot to offer for everyone. All cottages have state-of-the art sound insulation, and Bramley Cottage (1 bed room) is set away somewhat from the other 5 cottages, in case you are concerned about possible noise.

We have made a conscious decision to make Mazzard Farm as car-free an environment as possible. For that reason, apart from loading and unloading when you arrive/depart, we ask you to park in dedicated spaces just away from the farm. All is within 10 – 30 yards from your doorstep though.

There is a reliable and affordable local taxi firm we recommend, enjoy lots of local walks, or use public transport from Ottery St. Mary (at 1.2 miles, a 20 minute walk from the farm). There is a lot to enjoy on-site too.

We gave up our subscription to Visit England’s grading system a few years ago (we were graded 4* / 4* Gold (Medlar and Pippin) at the time), as we felt the cost involved (£500 a year subscription) was no longer value for money, with almost all guests using rating sites such as Tripadvisor as well as word of mouth to assess our offering.

There are great pubs and restaurants in Ottery St. Mary (20 minute walk), as well as in Tipton St. John (Golden Lion), which is a 40 minute walk away (along a country lane). Coldharbour Field Kitchen is a great restaurant at 5 minutes walk from us. They also run a farm shop

No we don't. As we offer Self Catering, each cottage has a fully equipped kitchen where you can prepare your own meals. That said, we do offer a locally produced breakfast hamper if required, or at just 5 minutes walking from us, Coldharbour Farm (Website) does a fabulous breakfast (we recommend booking in advance).
